Buying a rental or investment property

The rules and the costs come with the address. I help you check both before you commit.

What I do

Three things before you buy.

  1. Find the property

Tell me the area, the budget and how you plan to use the home. I look across resales and new construction and send you the homes that fit.

  2. Check the rules for that address

Whether a home can be rented, and how, depends on the address: county or city zoning, the HOA's recorded documents, and the state license and tax accounts a rental needs. I help you find and read those documents before you commit, and I tell you which questions need the county, the HOA or an attorney.

  3. Compare the cost to own

Property tax, insurance, HOA dues and any CDD assessment change the numbers from one home to the next. I put them side by side for the homes you're considering, from the documents and quotes for each address.

What I don't do

Straight about the limits.

  • No promised returns

I don't forecast rental income or tell you a property will make money. Income and expense figures should come from your own research, written proposals and your tax adviser.

  • No legal clearance

I can point you to the zoning, HOA and licensing records, but only the county or city, the HOA and a Florida attorney can confirm what's allowed at an address.

  • Buying help, not management

This page is about buying. If you plan to use a property manager, compare written proposals before you buy.

Ask me about a property

Your next chapter, by the numbers.

Ask for a personal home search, read the data, or talk to me. The numbers are the same either way.
