Who I am

I'm Tyler Landon, a Florida real estate sales associate (license SL3524233) with Keller Williams Realty at the Lakes (Orlando Kissimmee Realty LLC). I run landonagent.com. This policy explains what information the site collects, why, who it goes to and the choices you have. The brokerage's own privacy practices apply to information it handles itself.

What I collect

• What you give me: your name, email, phone number, property address and message, when you send a form, call or email me.
• Your choices: whether you checked the text box, with the exact wording and its version, and your cookie choice.
• How you found the site: campaign tags in the link you followed, the site that sent you and your first page here. It reaches me only with a form.
• Pages you view after a form: only if you allow Analytics, as explained below.
• Technical records: your IP address, browser type and the pages requested, kept by the company that hosts the site. A one-way coded version of your IP address is kept with each form to limit spam.
• Through Google and Meta cookies: visit, device and general location details, only if you allow Analytics or Advertising.

I don't ask for Social Security numbers, bank details or passwords on this site.

Forms on this website

When you send a form, your contact details are encrypted before they're stored in the site's database. They're also emailed to me so I can reply, and copied into my own client records system so I can follow up. The record also notes the form, the page it came from, the time and whether you checked the text box. If you did, the exact consent wording and its version are kept as proof of your choice. Records are kept as long as needed to help you and to meet brokerage record-keeping duties.

To stop spam, a one-way coded version of your IP address is kept to limit how many forms one visitor can send in an hour. The address itself isn't stored with the form.

Text messages

I'll text you only if you checked the optional text box. Texting hasn't started yet. Until it does, checking the box only records your consent. The SMS Terms cover the program, and you can reply STOP at any time once it starts.

No mobile information is shared with third parties or affiliates for marketing or promotional purposes. Your text opt-in and consent are never sold or shared with anyone for their own use. None of the sharing described below includes them. The only exception is the texting company that delivers my messages, which receives your number only to send them.

How you found this site

On your first page, your browser keeps a short note of how you arrived: the campaign tags in the link you followed (for example, which ad or email it came from), the website that sent you and the page you landed on. It stays in your browser's session storage and is gone when you close the tab. It reaches me only if you send a form, and it's never shared with Google or Meta.

Cookies, analytics and advertising

This website uses analytics and advertising cookies only if you say yes in the cookie banner. Until you accept, none of them load. Declining is as easy as accepting, and nothing is turned on for you in advance.

• Analytics (Google Analytics 4). If you allow it, Google Analytics counts visits, pages viewed, how you arrived and general device and location details, so I can see what helps people and improve the site.
• Advertising and retargeting (Meta and Google). If you allow it, the Meta Pixel and Google's advertising features record that you visited this site, so I can show my ads to past visitors on Facebook, Instagram and Google and count how many visits came from an ad. If you allow Analytics but not Advertising, Google's ad features and ad personalization stay off.
• Your choice. One cookie, la_consent, remembers your choice for 6 months. I'll ask again sooner if what's collected changes.

When you allow them, Google and Meta can collect information about your activity on this site and on other websites over time, under their own privacy policies. That's how ads reach past visitors. Without your yes, they collect nothing through this site.

Pages you view after sending a form

If you send me a form and you've allowed Analytics, this site sets two cookies of its own. la_lead is a random code with no name, email or other detail in it, and scripts on the page can't read it. la_known holds only the number 1, so the page knows the code is there. Both last 180 days. While they're set, the address of each page you view here, and the time, are added to your record in my client records system, so I know what you're looking at and can help you better. Only the page address is kept, without anything after a question mark, and never what you type. This isn't shared with Google or Meta.

If you don't allow Analytics, neither cookie is set and no pages are added. To stop it later, turn Analytics off in Cookie settings: both cookies are deleted right away and no more pages are added. Pages already added stay in your record unless you ask me to delete them, as described under Your choices and rights below.

Form details are never shared with Google or Meta. No name, email, phone number, address or message is sent to them, and I don't use advanced matching or a user ID. When a form goes through, the only thing they can learn, and only if you allowed them, is which kind of form it was. My home ads follow the housing ad rules Meta and Google set.

The Cookies page lists every cookie, what it does, how long it lasts and how to change your choice.

Do Not Track and Global Privacy Control

Browsers' Do Not Track setting has no agreed standard, so this site doesn't change what it does when it sees one. You don't need it here: nothing that tracks you loads unless you opt in. If your browser sends a Global Privacy Control signal, I treat it as a no to advertising, even if you choose Accept all. You can still allow Analytics.

• To prepare home valuations
• To improve this website, using analytics if you allow it
• To see which pages you view after sending a form, only if you allow analytics
• To show my ads to past visitors, only if you allow advertising
• To keep the site secure and stop spam
• To meet legal and brokerage record-keeping duties

Who your information goes to

I don't sell your personal information for money. With your advertising consent, Meta and Google cookies let them show my ads to people who visited this site. Some state privacy laws call that “sharing” or even a “sale.” It happens only if you allow Advertising, and you can withdraw at any time in Cookie settings.

Your information may go to:

• Keller Williams Realty at the Lakes, as required for real estate transactions and regulatory compliance
• Service providers that run this website and my business, only to do that work: Vercel (website hosting), Neon (the form database), Resend (the email that tells me a form came in) and the hosting behind my client records system. A texting company will join this list when texting starts.
• Google and Meta, only if you allow analytics or advertising cookies, and only the visit details described above. Never your form details.
• Government authorities, when the law requires it, including the Florida Real Estate Commission

Your choices and rights

• See, correct or delete: email or call me to see the personal information I hold about you, correct it or ask me to delete it. I'll respond within 45 days. Some records I must keep under brokerage record-keeping rules, and I'll tell you if that applies.
• Cookies: change your choice at any time with the Cookie settings link at the bottom of every page.
• Email: every monthly email has an unsubscribe link.
• Texts: reply STOP to any text once texting starts, or call or email me.

How I protect your information

The site uses encrypted connections (HTTPS) and strict security settings. Contact details from forms are encrypted (AES-256) before they're stored, and the key is kept apart from the database. Your IP address is kept only as a one-way code. Error logs carry a record number, never your details. No method of sending or storing information is completely secure.

If a breach of security affects your personal information, I'll tell you without unreasonable delay, and within the 30 days Florida law sets where it applies (Fla. Stat. 501.171).

Children's privacy

This website isn't meant for children under 13, and I don't knowingly collect their personal information. If you're under 13, please don't send a form. If you're a parent or guardian and think your child sent me information, contact me and I'll delete it.

Third-party links

This website links to other websites. Their own privacy policies apply there, not this one.

Changes to this policy

When I change this policy, I post the new version here and update the date at the top. If a change affects cookies, the cookie banner asks for your choice again.
