Terms of Service
Last updated and effective: November 3, 2026
Using this website
These terms cover your use of landonagent.com (“this website”). By using it, you agree to them. If you don't agree, please don't use it. This website is run by Tyler Landon, a Florida real estate sales associate (license SL3524233) with Keller Williams Realty at the Lakes (Orlando Kissimmee Realty LLC, license CQ1034987), 700 Celebration Ave, Suite 300, Celebration, FL 34747. The broker of record is James Lowe, license BK3328092.
What this website is
This website gives general information about real estate services, market data and Central Florida communities, and ways to contact me. It isn't an offer, a contract or a promise of services.
No brokerage relationship
Using this website, or sending a question through it, doesn't by itself create a brokerage relationship with me or Keller Williams Realty at the Lakes. A brokerage relationship starts only as Florida law provides (Chapter 475, Florida Statutes, including section 475.278), with any written disclosure or agreement the law or the brokerage requires. Nothing on this website is legal, tax, lending, insurance or financial advice.
No affiliation
This website is independent. It isn't affiliated with, endorsed by or sponsored by The Walt Disney Company, Universal Destinations & Experiences, any homebuilder, or any of their affiliates. Names of places, parks and companies are used only to describe a location or give factual information.
Information on this website
Home prices, availability, builder incentives, community details, drive times and distances, insurance and tax figures and market statistics come from builder websites, public records and public data sources. Pages with figures list their sources and the date each was checked. Figures can change at any time or contain errors. Please call me to verify anything before you rely on it.
- A home value estimate from me is an opinion for pricing a home, not an appraisal.
- I'm not a lender or an insurance agent. Any rate, premium or payment shown is an example, not a quote.
- Guides and articles are general information, not advice for your situation.
Your conduct
When using this website, you agree not to:
- Use it for any unlawful purpose
- Scrape, harvest or collect data from it by automated means
- Submit false or misleading information, or someone else's contact details
- Interfere with its operation or its servers
- Try to gain unauthorized access to any part of it
Content ownership
Content on this website, including text, graphics, photos, video and software, belongs to me, Keller Williams Realty at the Lakes or the people who licensed it to me, and is protected by United States copyright law. You may share links to it. You may not copy, change or republish it without written permission. If you believe content here infringes your copyright, see the DMCA page.
No warranties
This website is provided “as is” and “as available.” I don't promise that it will always work or be free of errors, that its information is accurate, complete or current, or that any home is available at a stated price.
Limits on liability
As far as Florida law allows, neither I nor Keller Williams Realty at the Lakes is liable for damages of any kind that come from using this website, including relying on its property information or market data. This doesn't limit any duty I owe you under Chapter 475, Florida Statutes, or under a written agreement you sign with me.
Text messages
Texts go only to people who check the optional text box on a form. The SMS Terms cover how often, how to stop (reply STOP) and how to get help (reply HELP).
Cookies and privacy
Analytics and advertising cookies load only if you accept them. The Cookies page lists each one and shows how to change your choice. The Privacy Policy explains how your information is handled.
Fair Housing
I follow the federal Fair Housing Act and the Florida Fair Housing Act. See the Fair Housing page.
Governing law
Florida law governs these terms, without regard to conflict of law rules. The Federal Arbitration Act governs the arbitration section below. Anything that isn't arbitrated, and any case to confirm an arbitration award, goes to the state or federal courts in Osceola County, Florida, which have exclusive jurisdiction.
Resolving a dispute
This section covers disputes about this website or these terms. In plain terms:
- Talk to me first. Email tyler@landonagent.com with what happened and what you want. We both try in good faith to settle it within 30 days.
- Then arbitration. If we can't, either of us may start binding arbitration with the American Arbitration Association under its Consumer Arbitration Rules, which limit what you pay. It can take place in Osceola County, Florida, by video or on written papers alone. The arbitrator can award the same relief a court could in an individual case.
- One person at a time. Claims are brought individually, not as a class or representative action.
- What arbitration doesn't cover. Either of us may still use small claims court for a claim that qualifies. Nothing here stops you from filing a complaint with a government agency, such as HUD, the Florida Commission on Human Relations or the Florida Department of Business and Professional Regulation. If you sign a brokerage or other agreement with me, that agreement's own dispute terms apply to it.
- Opting out. You can opt out of arbitration by emailing me within 30 days after you first use this website. Your choice won't affect anything else.
Changes to these terms
I may change these terms. Changes take effect when posted here with a new date, and using the website after that means you accept them. A change to the dispute section never applies to a dispute that started before it was posted.
