Total millage and the tax on the median home
Florida taxes homes on assessed value after exemptions. The table applies each county's total county-wide millage (Florida DOR, 2025) to the county's median sale price after the $51,411 homestead exemption for 2026. Save Our Homes then caps assessment growth at 3% a year for homesteaded owners.
| County | Total millage (mills) | Median sale price | Tax on the median with homestead | Tax year |
|---|---|---|---|---|
| Orange County | 17.4100 | $450K | $6,938 | 2025 |
| Osceola County | 14.9738 | $386K | $5,003 | 2025 |

Millage is the county-wide total of every levy (county, school, city, special districts) divided by the taxable roll, as published by the Florida Department of Revenue. A specific address pays its own combination of levies, which can be higher or lower than the county total.
The median sale price comes from Redfin closed sales for the county's most recent month; the exemption is the base $25,000 plus the CPI-indexed additional exemption. Non-homesteaded homes and new purchases are assessed at market value.

Why is my neighbor's tax bill different from this estimate?
Save Our Homes caps the assessed value of a homesteaded home at 3% growth a year, so a long-time owner is taxed on a much lower assessed value than a new buyer of the same house. The estimate here is for a new purchase at the median price.
Are CDD fees included?
No. Community Development District assessments appear on the tax bill but are set per community; they are listed on our new-construction community pages where we have transcribed the district budget.
How often is this updated?
Millage rates are set each fall; the DOR publishes the county totals after the roll is certified. Median prices refresh monthly.
