Start by choosing a county and a monthly budget, then a town, then a home. Once you've moved, Florida has a few deadlines for your license, your vehicle and your homestead exemption.
What should you compare before you move?
- The full monthly cost, including taxes, insurance, HOA dues and any CDD assessment
- Distance to the places you'll go most, measured at the times you'll go
- Whether the home you're looking at is for sale to live in or marketed as a vacation rental
Compare towns near Disney World to see distance, price and supply side by side.
When do I need a Florida driver license?
Florida's motor vehicle agency says you have 30 days from establishing residency. Its list of what establishes residency includes accepting a job, registering to vote and filing for a homestead exemption.
When do I need to register my vehicle?
The agency says to title and register within 10 days of establishing residency, with Florida insurance. Your county tax collector's office handles it, so check its hours and what to bring before you go.
What is the homestead exemption?
It reduces the taxable value of a home you own and live in as your permanent residence. You need to own and live in the home on January 1, and you apply to your county property appraiser by March 1 of that tax year.
Can I shop for a home before I move?
Yes, for much of it. Video tours, contract review and side-by-side comparisons can all happen before you fly in. Call me and we'll start with your budget and timeline.
