Of the towns I measured near Disney World, Poinciana has the lowest median sale price, at $289,990. A median describes the town's recent sales, not the price of any one home.

| Minneola | $479,990 | 24.6 | 1.9 |

What does a lower median really tell you?
It tells you where recent sales landed. It doesn't tell you what you'd pay each month. Size, age and type of home all pull a median up or down.
What else changes the monthly cost?
Taxes, insurance, HOA dues and any CDD assessment can close the gap between two towns. My HOA and CDD guide explains the fee side.
